Groupe Denux received an Award of Excellence and a Merit Award in the Industrial and Affordable Housing categories of the 2020 VIREB awards!  The latter is rewarding as we took advantage of CMHC programs, without receiving any financial support from another level of government or additional density. The proforma worked; so we did it. While it is not deeply affordable our rents ended up being more affordable than expected and actually a fair bit more affordable than some equivalent units being rented out by non profit groups in the same region. No doubt careful cost management assisted in making this a reality.
